Junior Project Manager
Essential Functions
Preconstruction/Estimating
· Participate in post-bid, buyout, verifying prequalification’s and CCIP requirements, coordination, subcontractor, staff, and scheduling and meetings.
· Assemble information such as unit prices, hourly rates, material costs, material availability, etc.
Productions/Operations
· Assist the Superintendent and Project Manager with the plan for construction of the project.
· Update the schedule as required by the Contract or as directed by the Project Manager.
· Assist with short-range scheduling by confirming manpower, material deliveries, or supplier availability.
· Prepare change proposals, negotiate change orders, initiate change orders (at Project Managers or Project Director’s approval), issue change orders to subcontractors and others (at Project Managers or Project Director’s approval).
· Aid PM & CM in preparation and tracking of Cost Events.
· Prepare, expedite, and monitor logs for tracking shop drawings, submittals, requests for information, change orders, material delivery logs and other as determined necessary for a successful project.
· Possess working knowledge of all project plans, specifications, Subcontracts, Purchase Orders, daily correspondence, shop drawings, submittals, and all other project related documents.
· Assist PM and CM in preparation of GMP or Lump Sum contract billing by assembling subcontractor and supplier invoices and contacting subs and suppliers for submission of invoices.
· Assist PM and CM with generating directives or communications, prepare meeting minutes, memos, and letters as assigned by direct report.
· Assist PM and CM with proactively obtain punch list and follow-up on completion of work.
· Assist Project Assistant with preparation of closeout documentation and expedite final subcontractor and owner releases.
· Assist with monthly site safety reviews of current project safety conditions, share results with, and recommend any course of action to the Project Manager and Superintendent.
· Maintain good relationships with the Owner, Architect, Engineers, subcontractors, suppliers, municipal authorities and Company personnel involved with the project.
Qualifications/ Required Experience:
Preferred 4-year degree in an accredited construction related curriculum, (BSCE, BSCM, BSAE, etc.) or experience equivalent to a 4-year degree.
Three years’ experience as Project Engineer or Field Engineer.
Demonstrated competency in: scheduling, procurement, budget/cost control, financial reporting, client relationship, interpersonal skills, computer skills, ability to communicate, both written and oral, leadership and organizational skills.
Ability to read, understand, and interpret contract documents, drawings, specifications, scopes of work and project schedule.
Competent in PC-based scheduling and spreadsheet applications (i.e Primavera, Procore, Timberscan, Excel, Word, P6 etc.)
OSHA 30-Hour certification preferred
Proficient in Microsoft Office Suite
LEED background a plus
Physical Demands:
· Transportation to and from project.
· Occasional temporary relocation for out of town projects.
· Must be able to walk to all areas of project which may require climbing stairs, ladders, scaffolding, suspended staging, roofs, stepping into and out of excavations, and varying heights.
· Must be capable of working in a variety of physical positions which include, but are not limited to, sitting, standing, kneeling, squatting, walking and driving.
· Must be able to lift, carry or otherwise move or position objects weighing up to 50 pounds.
Work Environment:
· Must be able to work in a variety of weather conditions which include, but are not limited to, extreme heat, humidity, rainfall, snow, ice, compliment of all seasons, combined with varying starting and stopping times.

Job Description
- Establish and clearly communicate the execution plan in the form of a logical, networked project schedule (P6).  Regularly update and review the schedule detail for on-site compliance, identify issues and immediately address any and all delays with responsible trade(s).
- Execute timely and thorough buyout of all project trades, materials and equipment.
- Ability to monitor & evaluate construction progress and trade performance and ensure all projects are completed within the Contract Time.
- Provide technical assistance (interpretation of drawings, recommending construction methods and equipment, etc.) and support to the Superintendent for all project components.
- Ability to assess project(s) and identify construction issues, problems, etc. in a timely manner and assemble the resources to efficiently address these issues.
- Manage financial aspects of contracts to protect client and company interests.
- Prepare all Owner Change Order Proposals for review and approval by CM.
- Prepare all Owner Change Orders and Subcontractor Change Orders for review and approval by CM.
- Execute timely and thorough review and approval of all submittals from suppliers and subcontractors.
- Execute timely and thorough processing of RFI
- Maintain client communication and satisfaction during and after project.Â

Assistant Estimator
Job Description
Essential Functions:• Assist the Estimator and Senior Estimator in preparation of detailed estimates (conceptual, schematic, design development, construction).
• Prepare for review detailed estimates (conceptual, schematic, design development, construction).
• Assist with the preparation of special conditions, insurance and bonds.
• Analyze cost models during the Design Development and/or bidding period.
• Ensure that work is accurate, complete and reflects the actual requirements of the project; assuring that there are an adequate number of qualified and financially sound subcontractor proposals received and evaluated.
• Attend the preconstruction strategy meeting on the approach to the project or estimate.
• Arrange and attend site visits and walk through with subcontractors
• Assist with identification of potential risk factors to be evaluated and reviewed with senior management (i.e. Peer Review, if required, contract bond authorization, contract review, insurance review, etc).
• Assist with trade scopes of work, obtain bids from subcontractors and material vendors, and analyze bids from subcontractors and material vendors.
• Assist with the assembly of the preconstruction materials for presentation purposes to the Owner (i.e. Design Development estimates or Guaranteed Maximum Price (GMP) Reports, etc).
• Assist with coordination of Production Department on preliminary construction schedule.
• Identify and qualify new material suppliers and subcontractors and place into subcontractor database.
• Identify new work opportunities and inform Sales and Marketing of potential projects with current clients.
Skills & Requirements

Project Controller
- Verify and process subcontractor requests for payment and assure all supporting documentation is submitted as required.
- Communicate non-compliance issues to subcontractors timely and actively coordinate in-house resolution when applicable.
- Update subcontractor pay when paid status, verify compliance prior to authorizing release of payment, determine invoices to be released for payment and ensure subcontractor payments are released timely according to contract terms
- Provide proactive and responsive internal and external customer service; always aim to exceed your customer’s expectations.
- Assist with reviewing, coding and entering of A/P invoices and required lien waivers.
- Compile general conditions for monthly project billings, review project billings prepared by PM to ensure accuracy and record data in accounts receivable timely
- Other duties as assigned.
Skills & Requirements
- Preferred Bachelors degree in Accounting with detailed knowledge of project contracts, AIA invoices and change order documents with at least three years of experience in a project accountant role
- Proficient in all Microsoft Office products with a demonstrated ability to learn and adapt to new technology.
- Effective interpersonal, communication, and organizational skills are essential.
- Experience with Sage Software (TimberScan/Timberline) preferred
- Ability to work independently, take initiative, set priorities and see projects through to completion
- Ability to maintain confidentiality
